Fastighetsbyrån is the largest real estate brokerage in Sweden, founded in 1966 and today operating through a franchise model with roughly 270 offices and 1,600 brokers domestically — arranging about a quarter of all property sales in Sweden each year. The company expanded into Spain in 2008 and into Portugal in 2014, opening offices along the Algarve coastline as Nordic interest in Portuguese property — particularly second homes, retirement properties and Golden Visa-eligible investments — accelerated through the late 2010s.

The Portuguese network spans the Algarve via offices in Lagos, Tavira, Albufeira and Vilamoura, plus a presence in the wider Lisbon-Cascais market. Each office operates under a local franchisee, giving Fastighetsbyrån a hyper-local commercial structure attached to a Swedish-language, Swedish-tax-aware sales platform. Combined Iberian sales (Spain + Portugal) have reached roughly 1,200 properties per year, with Swedish buyers consistently citing climate, NHR/tax regime and direct flight connectivity to Sweden as the three main drivers.

Why this matters for the corridor

Fastighetsbyrån is the most visible Swedish-branded commercial actor in the Portuguese residential property market. Its presence both reflects and reinforces the Nordic retirement and second-home migration into the Algarve that has been one of the most durable demand drivers in the Portuguese residential cycle. Even with the gradual sunset of the NHR tax regime and Golden Visa property pathway, the underlying Swedish appetite for Algarve property remains structural — Fastighetsbyrån's continuing investment in Algarve office capacity is a clean leading indicator.
